Covenants & Canal Yard

Building covenants have been incorporated by the developer and are administered by a management company (Marsden Cove Ltd) to maintain certain standards. These involve a minimum building area, architecture, fencing, jetties, boat ramps, landscaping, and structure limitations to canal front yards.

Prior to submitting and obtaining a building consent from WDC and erecting any dwelling on a Lot, written approval must be obtained from MCL. Covenants are designed to deliver enhanced outcomes and will contribute towards property values while enabling design diversity. Covenants can vary slightly between stages please ensure you refer to the covenants on your specific title.

Landscaping & the Canal Front Yard

The Canal Yard has some restrictions you need to be aware of when designing your home. No building or garden amenity shall be permitted to be erected in any Canal Frontage Yard exceeding a height of 0.5m above designed ground level.

The canal yard area starts from directly behind the canal wall, 8 metres up to the restricted building line.

As tide levels occasionally overtop revetment walls private landscape plans take this into account. It is recommended a secondary wall set 1m behind the revetment wall constructed at 600mm to 900mm in height will maximise amenity and address any sea rise effects or storm events that may occur.
